The real estate market in Curacao is untamed. A market that would benefit from some standardization and transparency; clear rules, guidelines and protocols that would promote and drive additional economic growth and development.  

Many properties in Curaçao sit on the market for months, even years. Statistically, nearly 90% of stagnant listings remain unsold as a result of overpricing. This is where universal protocols would make a huge difference.  A centralized listing service, the ability to track days on market and absorption rate analysis would benefit all parties involved in the process, offering everyone access to desperately needed information. These tools would help signal market demand, guide investment decisions, shape development strategies, and ultimately boost economic activity through increased transactions, construction, and property value appreciation.

The condition of properties themselves is another issue. There are indeed beautiful new-builds that come fully furnished and look like they’re straight out of a magazine. The majority of homes on the island, however,  need updating. In a climate like Curaçaos’, where intense heat and humidity take a toll on paint, hardware, and wood, regular maintenance is crucial. Yet, instead of making small, strategic upgrades to attract buyers, many sellers simply let their properties sit, choosing to offload their asset as-is.  They’re leaving money on the table!

Cost-Effective Upgrades That Can Yield Real Returns

Painting – The easiest and highest-return upgrade.  A fresh coat of neutral paint instantly makes a home feel cleaner and more modern. Safe choices? White, off-white, or light gray.

Bathroom Refresh – A full remodel is great, but even professionally cleaned grout, painted cabinets, a new mirror, and updated hardware can make a huge impact.

Landscaping – First impressions matter. Trim overgrowth, remove dead plants, and refresh the lawn with sod or seed. Adding fresh soil or a few potted plants near the entrance can boost curb appeal.

Hardware Updates – Cabinet handles, doorknobs, towel bars, and light fixtures are relatively inexpensive upgrades that can instantly modernize a space. Budget-friendly options are easy to find online.

Simple changes like the aforementioned can transform a property from outdated to desirable.  Sellers who invest a little time and effort will see quicker sales and better offers, instead of watching their listings sit and sit and sit.
